Question for the Mortgage people

I have a bit of an unusual situation that I was hoping someone would have some ideas about.
I am lucky in that I can locate my job anywhere in the country I want...Well, actually 2 jobs. One is a small manufacturing set-up (similar to a cabinet shop but not customer location dependent). The other income is as an employee and would be the primary income to get a loan.
I'd like to move rural to a larger property for my residence and put up a steel building to run this business. I've found some locations where this will not violate zoning or cause any other problems with the govt
